Who is Neighborhood Housing Services?

Neighborhood Housing Services of Richmond, Inc. is a private nonprofit organization established in 1981 to create opportunities for low and moderate income families to purchase affordable homes and strengthen their communities.

Neighborhood Housing Services is a U.S. Treasury certified Community Development Financial Institution (CDFI) and a Community Development Entity (CDE). Our HomeOwnership Center is a “one stop shop” for homeownership with programs, products and services that are innovative, flexible and reliable. Our talented staff works in concert with our customers to help them realize the American dream of homeownership and/or long-term financial stability. Our mission is “To promote successful homeownership and revitalize neighborhoods.”

Who is eligible for your programs or services?

Anyone within the Commonwealth of Virginia can participate in our programs and services; however, some of our loan products may be restricted to certain income limits.

What do you charge for your programs or services?

All of our programs and services to include our Pre-Purchase Education and Counseling Programs and our Post-Purchase Education and Counseling Programs are available at a small fee of $200. However; if you participate in our loan program, fees vary by mortgage products. Your loan specialist will provide you with further information.

What happens during my One-on-One Housing Counseling Session?

During your one-on-one housing counseling session, you will meet with one of our housing counselors to help determine what your needs and goals are. Are you looking to buy your first home? Are you an existing homeowner considering renovating your home? Whatever your goals are, your housing counselor will work with you to develop an action plan to follow. To help the housing counselor determine your next steps, you will be instructed to provide the following documents at your initial one-on-one housing counseling session:

  • Your driver’s license (or other form of photo ID) and that of any co-applicant
  • Three most recent paycheck stubs
  • Proof of Social Security, SSI, pension, or other benefits letters (if applicable)
  • Bank statements for the last three months
  • Signed and dated federal returns and W2s for the last three years
  • Divorce decree (if applicable)
  • Bankruptcy documentation (if applicable). The bankruptcy must have been discharged for at least 2 years.
  • Alimony and/or child support documentation (if applicable)

Why would I need Homebuyer Education?

Buying a home is a very difficult process that involves a lot of different people—the realtor, the mortgage company, the title company, the appraiser, the home inspector, etc. It is an exasperating and lengthy process for those who have done it before, but it can be downright frightening for those who are buying a home for the first time. Furthermore, many families or individuals interested in purchasing a home know relatively little about the complexities of home financing and the responsibilities that accompany homeownership. Our Homebuyer Education class provides the necessary information and resources to prepare you for successful homeownership.

When are the Financial Fitness classes held?

Our five week, 5-hour financial literacy workshops are held in four sessions, once in the Fall, Winter, Spring and Summer. To find out when the next session will start, please contact Kelvin Oliver at (804) 329-2500.

What if I take the classes and still have questions?

Our staff is also available to answer your questions after you have taken the classes and even after you have purchased your home. Call us; we have other workshops that may help answer some of your questions.

I am behind in my house payments. Can you help me?

Neighborhood Housing Services values the preservation of home ownership and has counselors available to help you with options.
